FAQ for Seller's
How much is my house worth?
It depends is the correct answer. There are a lot of variables that go into pricing a house. Sq.ft., location, time of year, market conditions, just to name a few. Our approach is to educate you on those factors and provide you with a through Market Analysis and pricing strategy.
Does Zillow know the price of my house?
The simple and quick answer is NO. Real Estate is local and a computer cannot replace a professional.
Is it a good time to sell my house?
Another trick question. Again it depends on many thing; is the market trending up or down, what are the current interest rates, are the new companies coming to town, are there companies leaving town, etc…
How much will it cost me to sell my house?
All professional fees are negotiable and there are no standard percentages in our industry. We will go through this during the Market Analysis.
When do I pay your professional fee?
Our professional fees are collected Only upon a successful closing. They are paid to our office through the title company.
What happens if we receive a low ball offer?
It doesn’t matter where we start, it only matters where we end. Be happy it is an offer and a starting point. We will negotiate a deal that will work best for you and your situation.
How do I prepare my house to sell?
We will provide you recommendations, preferred vendors, and tips to make your home sparkle.
Listing Price vs. Selling Price?
This is an important number to know. It may help you understand a Buyer’s offer and will also help in preparing a counter offer.
Time is of the Essence?
All contracts have time frames that we have to follow. Typically offers will be good for 24 hours but in a fast pace Buyers markets they may only give you a few hours to respond. Also in the contracts we have timelines for earnest money, inspections, closing dates, potential repairs need to be done in a timely fashion, etc… We will guide you through the process and timelines but be prepared to act fast if needed.
Do you do Open Houses?
Yes we will. Open houses are good to get people through the home and hear their feedback. Typical attendance is 3-5 groups of people. Percentages of selling your home at the Open House are very low. FYI- Open Houses are not like what you see on HGTV. LOL!!!
What are you going to do to sell my house?
This is detailed out and explained in the Market Analysis. We will walk you through this in our second meeting.
Do you have recommended professionals and contractors?
Yes we do. They are people we like, know, and trust. They are educated in their trade, timely, and affordable. If you experience differently please let us know.
How often will I hear from you?
We will be checking in weekly. Some weeks we will have nothing and other weeks we will have lots. Feedback from showings typically are reported back with in 24 hours (unless on a weekend or if showing agent won’t return call, text, or email)
What happens if my house doesn't appraise for the purchase price?
First of all this does not happen often. But when it does we will call appraiser to discuss; did they miss something or a possible upgrade, have the correct paperwork when they started, can we provide them with our comps. They may or may not make adjustments after this process. If no adjustments are made then we will have to renegotiate with Buyer.
Do I have to hire professionals to do any repair work needed?
We would prefer and recommend that professionals make any repairs or replacements. It will save you time and reduce your risk of a Buyer not being satisfied.
How much money will be left over after I pay everyone?
We will provide you with a detailed breakdown of all the cost. We typically have Pennington Title provide this and it is very accurate but keep in mind it is just an estimate.

Is it a good time to buy a Home?
This is a trick question because the answer depends on you and your situation. Market conditions, interest rates, inventory numbers, supply and demand, are all factors in answer this questions.
How do I get the home buying process started?
Getting a pre-approval from a lender is a great start. This will guide us as we start your home search. Honestly this is hardest, most stressful step of the whole process.
How does a Buyer's Agent get paid?
A buyer doesn’t pay us anything. Our professional fees come from the Seller. Our fees are collected upon a successful closing. They are paid to our office through the title company.
What is a good, fair, or bad offer?
We will provide you with comps, market stats, strategies, and help you come up with a well-prepared offer.
Do we need to purchase a home inspection?
They are not required but we recommend a home inspection. They typically cost less than $500 and are well worth the money.
How long does the process take before we can move in?
From the time of an acceptance offer it is usually 30-45 days. If it is a cash purchase it could be sooner.

Do you work evenings or weekends?
Yes we do. Our preferred hours would be 7-5 Monday – Friday and weekends by appointment. We do understand that doesn’t work for everyone and are available for evening appointments as well. We would suggest letting your work know you are looking for a home. Typically they will allow a little extra time at lunch or even leaving early to look at a few homes. This can be very important in a fast moving market.
Where should we search for our new home?
We recommend BHMLS.com or Realtor.com as they both receive direct feeds from our local MLS. We will never recommend Zillow or Trulia as their information is not always accurate. Nothing is more disappointing than finding a home that you love and it not being available or already SOLD.
Can you help us build a home?
Yes- we work with many builders. Working with reputable builders, preparing a good plan, and communication are the keys to a smooth build.
